We need a part-time resident manager/leasing person to manage the operation of a 24 unit property. Primary duties include: 1) Leasing apartments, 2) Collecting rent, 3) Other managerial tasks related to operating a 24 unit property (cleaning, overseeing, minor maintenance, etc.)

Leasing: This includes minor cleaning of the apartment, with an eye on the finishing touches. The for rent apartment must sparkle, be presentable, and shout "Rent me!" when a prospective tenant sees it. If anything is broken it must be repaired, if dirty, it must be super cleaned. You will have the support of maintenance staff, and can hire cleaners for sizable jobs, but they will not be called out for minor details. You must directly and immediately cure minor deficiencies.

You need to photograph and post an ad on craigslist. Having a digital camera (just the most basic kind) and a computer with an internet connection is needed for this. Then answer the phone and set appointments. Use voicemail/answering machine when you are at work. Next, SHOW the apartments, in a professional manner. For this, both you and the apartment must be presentable. Consider what you would be looking for if you were renting. This is where a bit of marketing skill comes in handy. The prospective tenant is looking at many other apartments, and ours must stand out. Presentation counts here.

Next, screen applicants. We rent to about one of every two who say they want to move in. Some change their mind, others don't follow through, and finally, some (and you have to figure out which ones) are not desirable renters. Renting to a non-payer, druggie, or criminal will generally be a $2000 mistake when lost rent, legal fees, and damages are totaled up. Public records (past evictions, lawsuits, criminal charges) are available to anyone online (google Alaska Court View) and we look up every adult prior to renting to them. Additionally, you call the current AND previous landlord, their current employer, and sometimes, their past employer. Then, if everything makes sense, we take a deposit and sign a lease.

Rent Collection: We do not accept or handle any cash. Ever. Most tenants slip rent checks through the slot in the door, some want to hand it over in person, and some want a receipt. And some don't pay without a written request. Therefore, it is absolutely critical to keep a perfect accounting of who has paid and who has not. Anyone who has not paid by the 5th of the month (or the 3rd, in some cases) must be given a 7 day Notice, and that must be followed up on. Court evictions are rare, but so are tenants who pay if nothing happens when they don't. A well managed rent roll has 80% of the rent in the bank by the 5th, and the rest by the 12th of every month. A deposit slip must be rectified with the rent roll, and that must correctly match the bank deposits. It is not difficult, but it is imperative that you must stay on top of the record keeping.

Other Managerial Directives: Finally, as a manager, you get to do "everything else" as needed. Essentially, if you are effective in your role, the general manager and owners can leave everything to you and not worry about operations, vacancies, or rent deposits. You will have to enforce the House Rules, lease terms. You will have to set a good example of what we expect from our tenants.

Compensation: A rent free 1 or 2 bedroom apartment is available to you. Most of this complex is made up of studio, 1 or 2 bedroom apartments. Your apartment comes with all the utilities except electric, however, you would be paying a $100 per month utility offset, which would come back to you via bonus if goals are met regarding occupancy, monthly rent collection, and maintaining sound management practices. Because this job does not pay any cash compensation, you must have outside income like a full-time job. Our experience shows that a part-time on-site manager will have a job description that grows beyond full-time if they allow it to. We are specifically looking for someone to do what we need to fill apartments and collect the rent, and nothing else. There is no additional pay for socializing with tenants, helping them move in or out, or creating more work for oneself. This job requires focus, discipline, and consistent responsibility. A $750 deposit is required upon move in. Additionally, we do not allow pets or smoking in the building, so this position requires a non-smoker with no pets to be the resident manager.
