Pet friendly 3 bedroom upstairs apartment with porch and yard for rent upstairs in mountain view four-plex. Asking $1750 a month. This covers everything except electricity.

Tenants with cats encouraged to apply. Pets must be spayed/neutered and have some sort of veterinary record.

Current Tenants plan to vacate on the first of July.

This is a pretty quiet building most of the time. The land lord lives in one of the units, and the other tenants don't cause problems. The building is old, and it is in mountain view. I will be up front with you about the good, as well as the negative parts of the unit and building

I am open to higher or lower offers, but higher offers get priority. I do not haggle. Offer your best offer upfront.

Security deposit is 1 months rent. Lease is typically one year, but negotiable.

Most pets are welcome, unless the insurance company says no, or they have certain behavioral issues. 1 months rent pet deposit, or monthly pet rent until deposit is met. Maximum pay period of 12 months.

Coin-Op Washer and dryer in building.

Security cameras on site.

Unit has a porch.

Tenant gets a private parking spot. All other parking is street side.

Tenant gets a lockable storage space.

People willing to pay for a credit and criminal background check get priority. I typically request these when considering a tenant.

Drug use is not tolerated on the property.

Smoking of tobacco is allowed outside the building.

Tenants have until the 3rd of each month to pay rent without receiving an intention to evict notice.

I am willing to rent to people with a criminal record on a case by case basis, based on their ability to show they are rehabilitated, and the time since their last conviction.

All offers are welcome. If your offer is accepted you will need a government issued ID/Licence, social security number, and your last two pay stubs. You will need the first month's rent and any security deposit money at the signing of the lease.

I am not as strict about income requirements as some of the large rental companies. I judge people on a case by case basis and make a judgement call based on all factors, not just income alone.
