This is an independent mother-in-law unit in a residential dwelling in a quiet neighborhood. It is laid out as a large open studio, but with a strategic divider to create a separate sleeping area, and to be able to receive visitors without the “bed in the living room feel”. The unit has its own kitchenette, small dining and living area, and bathroom. Off street parking for one working and quiet vehicle is included. Studio is approximately 330 sq ft, and rental does include shared access to a laundry (not coin op) as well as a shared back yard. West side location but well situated for getting to the u/med area -- 24 minute bike commute, 12 to 15 minutes by car. Very close to two key bus lines: one going between downtown and airport and another to u/med district. Walking distance to grocery, first care type clinic, a health club, restaurant, theater, several parks, and bike trail system. Only 7 minutes by car to airport and 7 also to downtown.

The layout is not high end but comfortable with careful workmanship in the key elements. There is ample natural illumination, with windows on three sides, and the place has excellent lighting year-round. Appliances and finishes are of acceptable quality and in good working order. It is on a full size private residential lot with fenced back yard and abuts the railroad greenbelt. The unit is on a quiet street with respectful neighbors on both sides. The neighbors are not formally associated but there is a good level of cooperation and mutual commitment to creating and sustaining a pleasant place to live. Although it is not fully to ADA standards, this unit could work for someone with limited mobility. 

We have medium grade wifi, suitable most normal or digital nomad use. We are ourselves digital nomads (when in the other unit of the house), and use the wifi for remote meetings and online teaching without problem. If an internet speed upgrade becomes necessary, it can be stepped up for a modest monthly fee.

Please note that this unit does not have a TV or sound system or video game electronics.

This is a non-smoking unit for non-smokers only – there is nowhere inside or outside on the premises where smoking is permitted.
It is also a non-pet unit and we keep the premises to a level of cleanliness such that those with 
high sensitivity or animal allergies will feel comfortable, both inside and in the yard. It is an older Anchorage neighborhood; for those who must have high ceilings or a new construction look in general, this is probably not the place for you. Also, we love being near the railroad track with the wide greenbelt and the sound of the trains occasionally rolling by, but if that is something that would disturb you, this unit is not a good fit.

To engage this rental, good credit, employment or other stable income, clean background,
and rental history or previous home ownership record is essential. Students may substitute
good academic performance with academic advisor recommendation for employment and credit history. We embrace equal housing principles and welcome anyone with excellent track record who will care for the premises and our peaceful neighborhood.

The rental rate, furnished, for one person with one car, for a six month period is $1360 per month with all utilities included. Deposit is $1000. We may consider shorter term leases. Departure cleaning fee, assuming gentle use and good housekeeping throughout the stay, is $200.
