⚠️ **PUBLIC WARNING – MY EXPERIENCE WITH ELITE PROPERTY MANAGEMENT** ⚠️
I don't usually make posts like this, but after everything I've been through, I feel obligated to warn anyone considering renting through Elite Property Management.
My experience wasn't about being a difficult tenant although that likely isn't the story you'll hear from the property manager or broker.
If you ask Elite Property Management, the issues were my preferred trash service arrangement or that a friend stayed at my rental for a few weeks while I handled a family emergency. Those were treated as the main issues, rather than the serious habitability problems I repeatedly reported.
What actually happened:
I reported a water leak in June 2025. A temporary repair was done in July 2025, but the underlying damage was never properly addressed. Over time, that led to severe deterioration of the bathroom area.
There was also a hole in the bathtub that had been caused by a previous tenant. It contributed to ongoing water damage and was only temporarily patched in July 2025.
During winter (Jan–Mar 2026), I experienced repeated heat failures. The owner had already acknowledged the heater needed to be replaced before winter, but it was not. At one point, my home dropped to approximately **32°F**, and I also experienced frozen pipes.
I stopped using the bathroom (tub/shower) after the frozen pipes in March 2026.
The property was also not as advertised. The listing showed a washer and dryer that were not included, and advertised garage storage that was not actually available.
In June 2026, after months of reporting these issues, I requested:
✔️ Immediate repair of the bathroom floor
✔️ A reasonable rent reduction due to loss of use of essential parts of the home
Instead of addressing habitability concerns, I felt the focus repeatedly shifted to rent collection and unrelated guest issues. I provided screenshots of my conversations with the property owner showing acknowledgment of the rotted flooring.
A property inspection conducted by property management in **September 2025** reported no issues at the time, despite visible separation already occurring between the floor and tub area.
My request for a rent reduction was denied. I was told the bathroom repair would not happen until September because the owner intended to do the work himself instead of hiring a contractor.
When I raised the ongoing conditions and attempted to resolve the situation, I was given a notice to pay rent. After paying, I later received a 30-day notice terminating my month-to-month tenancy.
I do have text messages and emails documenting communication, including the issues described above.
When I spoke directly with the owner in the presence of a witness, he stated on multiple occasions financial struggles were keeping him from repairs or upgrades like the heater or stove.
This is my personal experience, and everyone can draw their own conclusions. Mine is this: I would never rent from Elite Property Management again.
In my opinion, Elite Property Management, through its broker **Marnice Marshall Associate Broker License ID: 16260**, operated in a way that showed little concern for maintaining a safe, habitable home.
If you're considering one of their properties, inspect everything carefully, document everything in writing, and know your rights as a tenant.
No tenant should have to choose between living in unsafe conditions or risking eviction for asking that basic repairs be made.
