I am sharing my personal experience as a warning to other renters who are considering using Elite Property Management or working with Marnice Marshall.
During my tenancy, I experienced ongoing maintenance issues that were reported and documented. These included a bathroom floor that became unsafe, repeated heating issues throughout the winter, frozen plumbing that caused additional water damage concerns, stove burners that required a lighter to ignite, and an oven that stopped working. The bathroom concerns were reported shortly after moving in. A temporary repair was completed, but the underlying issue was never permanently fixed.
During a September 2025 inspection, Elite Property Management documented that "no issues" were found, even though there was visible separation between the flooring and the tub area. By the end of March 2026, I stopped using the bathroom for bathing because I no longer felt safe using the tub area due to the condition of the floor.
I provided photos, documentation, and communication regarding these concerns. I attempted to resolve the situation reasonably by requesting a rental adjustment for the affected months, asking about a possible transfer to another unit, and requesting either a rent credit or return of my security deposit so I could move.
Instead of the focus remaining on the condition of the property, I felt the conversation repeatedly shifted toward alleged lease violations. While I was dealing with family matters, my best friend temporarily stayed at my home to care for my cats while I was away. Discussions focused on that situation and my choice of trash service rather than the unresolved maintenance concerns.
When rent became an issue, I was also experiencing problems with the payment platform. I was told it was "convenient" that I suddenly had all of these complaints when I had not paid rent. After the payment issue was resolved and rent was paid, I received a termination notice dated 6/25/2026 requiring me to move by 8/1/2026.
I also reached out to Elite Property Management regarding my concerns and have not received a response.
I encourage anyone considering renting through Elite Property Management to thoroughly inspect the property, verify that the listing matches the actual unit, document everything with photos and written communication, and keep records of all repair requests.
This is my personal experience and the reason I am sharing this warning.
