For sale is a 10 acre parcel of vacant land in the Tok Triangle Phase 3 subdivision. This land has a 1.5 acre clearing in the middle of the ten acres and good wide gravel roads leading your private driveway. The pics below were taken in May of 2017. There are no neighbors who have built near this property. The closest neighbor is one mile away.

1.5 acres in the center of this 10 acre lot has been cleared, leveled and has fresh gravel. The driveway is approximately 200 ft curved gravel driveway. The clearing can't be seen from the road. The lumber can be delivered right to the lot or haul it in yourself. There are plenty of trees for log construction also. Large delivery trucks will have no problem getting there; they don't need to back up. There is even some firewood stacked to get you started.

The entire Tok region is built upon an ancient gravel bed that extends approximately 100 feet below the surface. The top soil is about 8 inches and below that is your own unlimited clean gravel supply. It's perfect for building and drainage. You will never need to haul in gravel.
This property and surrounding area are rolling hills completely dry, no marshy areas.

Most of the roads to get to the land are paved; there is 1.5 miles of good gravel roads. This area has no building restrictions and no property taxes. You don't need permits to start building or for septic. You can just start building. The buyer will receive a land package complete with pictures, maps, and helpful information about the services in Tok. A list of good contractors that I know will be included also who install septic systems, drill wells and clear land.
There are three piles of quality top soil left for the purpose of gardening, or to build a structure to be covered in dirt. It's an excellent design for Arctic climates.

The land is only 4.5 miles from the city of Tok, AK. Tok is an established town with grocery stores, building supply stores, a school, auto parts and repairs, fire dept, etc. For a small town, it has many services to offer. Tok is about 63 miles, as a crow flies, from the Canadian Border.
The trees are mostly spruce, aspen, pine, willow and other native trees. I have seen huge moose prints all over this property and surrounding area. Rabbits are a dime a dozen.
The corners have been staked by the Dept of Natural Resources and have a rebar stake with an aluminum head with lot layout and parcel numbers.

UTILITIES:
Good, clean, clear water is found at approximately 100 feet. Well drillers in the area gave me quotes of approximately $5500 to drill a well; the pump and materials are extra.
Septic can be several different applications - outhouse, septic tank, cess pool, or the preferred steel barrel system. Or, a steel septic tank or a cess pool built from logs can be installed.

Electricity will be by generator or solar. Battery banks are used for either method so when the generator or solar is off and you still have electricity for lights and other devices. Solar systems have come down in price. A generator house can be built so you hear no noise from the engine and it provides plenty of electricity for your needs. Generators have remote control so you don't have to walk outside to turn it on. You can also wire the ignition to inside the house.

DRIVING DIRECTIONS:
Most of the way there is paved; there is only 1.5 miles of good gravel roads.
From the intersection of Hwy 1 and Hwy 2 in Tok, drive south on Hwy 1 for exactly 1 mile.
Turn right on Borealis Ave and drive 2.2 miles and turn left on Scoby Way.
Drive exactly on mile and turn right on Mukluk Ave.
Drive one half of a mile and turn left on Stephanie St.
Drive 300 feet and turn left into the driveway.

I offer owner financing. The total cost of the lot is $33,000. A fixed APR of 11.9% is applied over a 20 year period. With a down payment of $1000, your monthly payment will be $350.12. After the $1000 down payment has been paid, a financing agreement, information package with many more pics will be sent to you to sign, notarize and send back. The first payment will be due on the 1st of each month.
Once the property is paid in full, I will issue the Warranty Deed and transfer ownership.
There is no early payoff penalty; you may pay off the remaining principal at any time.
