15.5 Acre waterfront lot at the Northeast corner of Shell Lake. This is the northernmost privately owned lot on the east side of the lake adjacent to state land. This is also the most heavily treed area on the east side of the lake with large old growth trees and a low shoreline (no steep bank to climb).

The lot is no. 69 at the northeast end of the lake. It is bordered on the east and north by State of Alaska land (Tracts M and B), which we think you can hunt on. The shoreline of the lot is a few feet above the water level and the topography is gently sloping to the east as it rises up the hill. There are two or three cabins to the south that are very near the water level on firm ground, so no hiking up the steep bank. The topography is easily walkable and not steep like some other lots on the east side. The soils appear to be about as good as you can get with native gravels showing at the waterline and good gravelly/rocky lake bottom. The trees are pretty big and there appear to be more than enough to harvest for construction of multiple log structures. We don't know the exact water frontage but it appears to be several hundred feet and will update the posting when the waterfront is confirmed. Given all the variables this appears to be one of the nicest lots on Shell Lake. Very few lots on Shell Lake have the sunlight, topography, shoreline, mature trees and accessibility of this site.

The current asking price is $41,500 but we will consider all reasonable offers and may consider interesting trades. We prefer to keep it together, if you want the entire 15-acres, that is preferable but if you want something less than 15-acres we may consider subdividing the property into 7.5 or 5-acre lots.
