Looking for lease, owner finance, creative financing situation in mats (Matsu)

Hello,
I’m a sole proprietor running a local property maintenance company in the Mat-Su. I handle residential property maintenance related services for homes and properties throughout the valley.
I’ve been living in the same rental home in the Palmer area for the past 10 years. My landlord is now moving back to Alaska and needs the house back, so I’m looking for a new long-term place.
A few years ago I suffered an injury that left me unable to work for quite some time. To survive during that time I had to sell off most of my things, but I’ve now recovered enough to work full time again and I’m focused on rebuilding stability with a place I can both live and run my business from.
I’m seeking a house with some land attached that I can use for living and for my business needs (equipment storage (truck, trailer, lawn equipment, etc.), staging jobs, workshop space, etc.).
I’m flexible on the exact location within the Mat-Su Borough — Palmer, Wasilla, or Willow would be ideal, but anywhere in the borough works if the setup is right.
My target is to keep monthly payments at or very close to the $1,350 I’ve been paying for the last decade.
I’m open to long-term rental or lease, or owner-finance / creative seller-carry arrangements.
I’m not in a position to put down a large sum upfront, so I’m especially interested in flexible terms on that front. I’m also open to homes that need some work or are fixer-uppers, as long as they’re livable — I’m handy and work in property maintenance, so I can handle improvements myself.
Ideally, I’m looking for a 2+ bedroom home with an acre or more of land, though these aren’t strict deal-breakers if the overall property and arrangement make sense.
I’m not asking for special favors — just a fair, practical opportunity to secure stable housing and workspace so I can keep running and growing my local business.
As someone who works in property maintenance, I take pride in keeping places in excellent condition and would be happy to discuss ways I can add value, such as handling maintenance or improvements as part of an arrangement.
I have a proven track record as a reliable, long-term tenant (same place for 10 years) and have been running my business for over 12 years.
If you have a house with some land that might fit — or if you’re a seller open to owner-financing a home-and-land package (including properties that need some TLC) — I’d love to hear from you.
I’m local, straightforward, and ready to talk about arrangements that work for everyone involved. I can meet to view properties and provide more details about my business or situation.
Thank you for reading and for any leads or consideration. Finding the right fit will let me continue contributing locally through my work while securing stable housing and workspace for the long term.
Hope you're having a wonderful summer.
