This a rare property that has deeded mineral rights! Nice high and dry south facing lot with beautiful view of chugach range. Picture is from master bedroom balcony (tall trees partially obstructing view are on the property and could be removed). Gets excellent sun, good soil for growing, also would be easy to set up grid-tied solar and have free electricity (enough for ALL heat, hot water, everything) all year. Would be a good investment property as well, could easily rent for $2k/month or finish and flip for a profit. Possibility of buying adjoining vacant acre lot for additional land (but cannot currently be developed). Will sell outright for $165k cash or trade as outlined below-

WANT: 5+ acres plus cash, within 10-15 miles of wasilla or Palmer. No swampland or other undesirable situations. At least 50% fully treed with mature growth (live trees, not dead spruce). Balance of trade in cash, minimum $75k.

Not interested in any owner financing, if you need a loan or don’t have 100% cash or partial land trade I can’t help you. House would require some completion work before qualifying for conventional mortgage but should qualify for 203k loan in current condition. Would also qualify for cabin or land loan that requires 30% down. (In that case proof of pre-approval- bank letter required).
